Stay current on all your existing bills and keep credit card balances at less than 40% of available credit limit.

A combination of great credit and a good down payment snag the best deals from lenders, so if your credit needs work, you may want to consult a credit “fixer” to remove old non-relevant credit issues.

 

Financial Saving Tips

 

There are many saving tips to keep in mind when planning for your future. Some that I live by are: setting aside tax refunds and work bonuses, setting up an automatic savings plan, and switching out high-interest rate loans. Another suggestion is to audit your monthly auto-pay expenses and eliminate any not being used. 

You can also save money around the house: limit eating out to once a week, turn off your lights when not in use, mow your own lawn, fully fill the dishwasher or washing machine before starting, and comparison shop for household items, gas and groceries.

 

Investing in Real Estate

 

If you are considering investing in real estate, make sure you know the fundamentals. Ideally, you purchase at the best price to maximize the return on investment, and location does matter. Be knowledgeable with tax benefits and tax depreciation write-offs applying to capital improvements. Larger down payments and great credit are essential to lenders. Pay attention to your ROI, some markets will generate great cash flow but no equity building, and others will have great equity building and little cash flow.
